From sheathing assessment through fan rerouting and ventilation correction — the full above-ceiling mold scope for Preston, TX properties.
Assessment
🔍Sheathing Assessment & Sapstain Distinction
MC% at multiple points, section-by-section growth characterization, structural assessment for delamination. Lab sampling where species or activity status isn't clear from visual and moisture data alone.
Ventilation
💨Soffit Vent Clearance & Ridge Vent Assessment
Blown-in insulation that has buried eave bays, blocking soffit vent cross-flow, is cleared and baffled to maintain an airflow pathway from soffit to ridge. Ridge vent condition is assessed for blockage, damage, or inadequate design relative to roof square footage. Specific corrections documented in the written scope.
Fan Rerouting
💨Exhaust Fan Rerouting to Exterior
Improperly terminated fans rerouted to exterior. Insulated duct, exterior cap, sealed connections. Typically same-day correction in coordination with the mold treatment.
Treatment
🌳Borate Treatment & Encapsulant Application
HEPA vacuum then borate application on all accessible surfaces. Encapsulant application over treated surfaces where additional barrier is warranted. Both documented in the written scope.
Replacement
🔨Sheathing Replacement Where Structurally Needed
OSB and plywood sheathing sections with confirmed structural delamination, loss of rigidity, or through-penetration of decay fungi are flagged for replacement in the written scope — individually assessed rather than assumed. Replacement work coordinated with roofing contractor when the roof covering must be removed for access.
Clearance
✅Post-Remediation Clearance & MC% Verification
MC% re-check plus independent air sampling inside attic and below. Written clearance report confirms remediation achieved its objective and ventilation corrections are working.
